  1. Check what is underneath

    Confirm what sits under the membrane, then check roof load, wind load and any parapet or code limits.

  2. Mark the posts

    Mark post positions over solid framing or blocking.

  3. Set the base

    Set the base or curb.

  4. Flash every penetration

    Flash each penetration with EPDM flashing and seam tape or pourable sealer.

  5. Check and walk the run

    Check the seal, then walk the whole run.

Where a penetration leaks

Trouble starts small. An unsealed bolt head, sealant asked to do the work of flashing, a fastener that missed the framing. Posts also flex in wind and slowly work a weak seal loose. Drilling itself can damage the membrane.

A watertight seal matters more than the railing. A railing can be replaced in an afternoon, but a leak that reaches the deck and insulation takes far more to put right.

01Can I screw a railing straight into EPDM?

No. Screws through bare rubber leave an open hole. Fasteners must reach solid framing and be flashed.

02Does a weighted base leak?

It has no hole, so it avoids that risk. It does add load, which the roof must be able to carry.

03Will mounting a railing void my roof warranty?

It can, depending on the terms. Check the warranty before drilling, or ask us to look at it with you.

04How do I know a post is sealed?

Look for flashing wrapped around the base and seam tape or sealer with no gaps. Water pooling or stains nearby suggest trouble; see where EPDM roofs actually leak.
