How a full tear-off and replacement runs
We do not roof over a problem. Every job starts at the deck, and each step earns the next.

Final walkthrough and clean up
When ponding or deck condition means it's time
Two things tell us a repair will not hold: water sitting on the roof more than 48 hours after rain, and a deck gone soft or spongy underfoot. Either one means the roof is past a patch job. If what you are seeing is milder, our low slope roof repair page covers when repair is still the right call.
Supporting signs- Membrane cracking or blistering
- Leaks that keep returning to the same spot
- A membrane past its rated lifespan
Membrane, drainage and the buildings we cover
| System | TPO | EPDM | Modified bitumen | PVC / single-ply |
|---|---|---|---|---|
| Best for | Reflective, energy-conscious roofs | Budget-friendly durability | Multi-layer, high-traffic roofs | Chemical and grease exposure |
| Seam type | Heat-welded | Fully adhered or taped | Torch or self-adhered | Heat-welded |
Slope and drainage, corrected
Where the old roof holds water in the same spots, we correct slope and drainage during the tear-off so ponding does not return with the new membrane.
Buildings we cover
We replace low slope roofs on commercial, residential, and multi-family buildings, apartments, mixed-use properties, row houses and brownstones, and office, retail, and warehouse buildings. A smaller flat section rather than a full roof may fit better under our low pitched roof extension work.
Insulation, energy efficiency and durability
A tear-off is the one time insulation sits fully exposed, and the cheapest point to upgrade it. Better insulation cuts heating and cooling costs and keeps the new membrane performing to its rating. Our cost per square foot page breaks down what a job like this runs.
Insulation upgrade
During tear-off, not added later.
Energy efficiency
Lowers monthly utility costs.
Durability & warranty
Backing the finished roof.
Free estimate FAQ
01How long does a low slope replacement take?
A single-building tear-off commonly finishes in a few days to about a week. Size, deck condition, and weather affect the schedule, and we give a real timeline after inspection.
02Do you handle the tear-off and disposal?
Yes. Removing the old membrane and hauling it off site is part of the job.
03What is included in the warranty?
Materials carry the manufacturer's warranty, and our installation carries our own workmanship warranty. We walk through both before work starts.
04How fast can you start?
Once we confirm scope at inspection, most jobs get scheduled within days. Our commercial roofing replacement contractor page covers how we run larger projects start to finish.
