Because roofs differ too much for one rate to be honest. Size, layers, insulation, drainage and access all change the work, so we price after we see the roof.

Is the estimate free?

Yes, the estimate is free and in writing. If you would rather spread the cost out, see spreading the cost into monthly payments.

Does thicker membrane cost more?

Yes. An 80 mil membrane costs more than 45 or 60 mil, and it typically lasts longer under wear.

Is tear-off always needed?

No. An overlay works when the existing layers are sound and dry. An inspection tells us which one your roof needs.
